Township of Greenwich, CT records a construction lien for $58.00

CONNECTICUT construction liens are recorded in the specific Township, rather than by the County, that the construction related improvement is located at. Our TRADITION LIEN SERVICE division recently recorded a CONNECTICUT Certificate of Lien with the Township of Greenwich, CT where the fees totaled $58.00 for a two page construction lien.

Greenwich also requires the entire legal property description from the deed “Schedule A” to be included. Since Greenwich does not have deed records on the internet, they kindly faxed us a copy of the existing Schedule A by calling (203) 622-7897. Also, their turn-around-time is same day for recording, with 2-3 days thereafter for returning the original certificate, so there is no need for conformed copies.

Ability To Print A Conditional/Unconditional Waiver And Release Upon Final/Progress Payment Added To

The ability to print an Conditional/Unconditional Waiver And Release Upon Final/Progress Payment has been added to, the online customer website that is integrated with PreLien2Lien. Co-developed by Craig Altman and Miriam Liskin, users will be able to select their project information within and print by state legally compliant waivers and releases for the followng four commmon notices:

Cost for PreLien2Lien:Lien Service – USA subscribers will be $400 per year. This cost will be in addition to the $600 per year cost to license the PreLien2Lien:Lien Service – USA edition and the $12 per year fee for a lien service’s customer to see their notices online in Adobe PDF format.

Our lien service customers have been asking for this feature for quite some time. This new feature is the first step as part of a long range software development plan to offer a full featured online version of PreLien2Lien.

New California Laws To Go Into Effect On July 1, 2012

The State of California has passed some new laws regarding construction notices. Confusion exists as to the effective date of these new laws. Previous laws relating to verbiage on Mechanic’s Liens went into effect on 1/1/11, so there is a misunderstanding that the new laws went into effect on 1/1/12. They will not start until 7/1/12.

Most of the changes are minor and intended to standardize and simplify the California lien laws into a new subdivision–Civil Codes §§ 8100-8118. Additionally, Code §§ 8120-8138 requires new waiver and release forms to be created/used.

Since we are on top of this, PreLien2Lien will have a free upgrade available to annual subscribers with these changes in June 2012.

Recording Mechanic’s Liens By Mail In Los Angeles County

Those unable to personally deliver Mechanic’s Liens to the Los Angeles County Registrar-Recorder’s Office may be surprised by the long turn-around-time. Currently, it takes 4-6 weeks from the time the Lien is received until it is recorded. Additionally, it takes another 4-6 weeks for them to mail the original paperwork back to you, and neither the Lien document nor the Indexing Information are available on the web.

On the bright side, a Conforming Copy of the original document can be sent to you within 2 weeks after recordation. Conforming Copies are non-certified copies on a lien that have all of the indexing information: Document number, date & time of recording, etc. There is no extra fee if you include an additional copy of the notice and an additional Self Addressed Stamped Envelope. Be sure to indicate that you are requesting a Conforming Copy.

Once a CALIFORNIA Mechanics Lien is recorded, as Claimant you are required to file suit to foreclose on the lien within ninety (90) days from date the CALIFORNIA Mechanics Lien was recorded. This deadline can be extended for up to a total of one (1) year with the consent of all legal parties by filing a CALIFORNIA Notice Of Credit for extension.

New TEXAS Waiver And Release Notices Ready For January 1, 2012

Effective January 1, 2012, pursuant to subchapter L, Chapter 53, TEXAS Property Code, statutory forms are required for any waiver and release of a lien or payment bond claim. An excellent reference for these changes can be found on the TEXAS Construction Association website at the following link:

Current customers EAST TEXAS REFRIGERATION and LEHIGH-HANSON gave us external reminders recently about the upcoming change. While we are always working hard to proactively be informed about pending law changes, I always appreciate that our customers expect our software solution to work reliably and be legal so that they can count on it when needed.

The new PreLien2Lien V. 16.01.01, to be released on Friday, December 30th, will have these notices in the software. Word document versions for $12.95 each were uploaded to our online store today.

Use of a Notary for these Waivers is highly suggested. Additionally, use of added language, through dates, special instructions, invoice numbers and other added text is strongly discouraged, as any variation in text will deviate from the statuatory language. While you might not have a problem 99% of the time, the time your added language gets challenged in a lawsuit could make you learn a very difficult lesson. Our opinion is always to keep a document as clean, brief and statuatory as possible. Don’t give someone an opening to challenge you.

New Facebook Marketing Initiative

TRADITION SOFTWARE is now on Facebook ( After our annual year end all company meeting, Software Development Manager Miriam Liskin and our new Inside Sales Manager, Amanda St. Germain, took joint ownership of this project.

I have to admit, I had resisted going on Facebook since it was talked about seriously in our 2010 all company meeting. The current reality is that most successful companies are now employing extensive new media marketing. Using Facebook as a way to communicate with a new base of PreLien2Lien customers and sales prospects only makes us more effective in being both reachable and accountable to anyone who has an interest in TRADITION SOFTWARE.

Duplex Printing Now Available For Tradition Forms

At the suggestion of a new customer who used to use Lien Writer, Software Development Manager Miriam Liskin developed in one (1) hour of coding time the ability to print the front and back sides of Tradition Forms with any duplex printer.

PreLien2Lien customers spend less money for their PreLien2Lien Annual Subscription and save even more with our lower price Tradition Forms as compared to using Lien Writer and Pettit Forms. Now factor in the labor/time savings of printing duplex for either a single print project a large mass print run. TRADITION SOFTWARE has moved it’s HQ to a larger location in nearby Rocklin, CA in order to accomodate anticipated future growth.

Our former space in Roseville was an excellent home for four years. But we felt that with the growth of our TRADITION NOTICE SERVICES division, we needed a new location that would give us the flexibility to allow those employees to work together as a self contained team. The PreLien2Lien and sales and support employees will continue to work within the HQ office.

Additionally, we wanted to be a leader here in Placer County for upstart new companies, so we have formed the SIERRA TECHNOLOGY INCUBATOR. All divisions under TRADITION SOFTWARE will be members of the newly formed SIERRA TECHNOLOGY INCUBATOR. Prospective entrepreneurs will have free access onsite to the conference room and startup experience that I have accumulated over my twenty five (25) year career, mostly with startups.

PreLien2Lien Adds One-Click USPS Certified Mail Tracking

Miriam Liskin, Software Development Manager, has just completed work on adding one-click USPS certified mail tracking to PreLien2Lien.

By pressing the “Track Certified Mail” button on the right side of PreLien2Lien, a connection is made with the USPS website. Any certified numbers entered on the legal party tabs (CUSTOMER, OWNER, GENERAL, LENDER, Other Legal Parties) will be check for delivery tracking information.

If there was a sucessful result when checking a number, the word “Verified” will appear on the legal party tab next to the certified number. Also, a note entry will be created on the NOTES tab showing the details for delivery as follows:

New Websites – Leader In Construction Lien Solutions

New websites for TRADITION SOFTWARE and TRADITION NOTICE SERVICES are being rolled out in June and July as part of a new national marketing campaign.

“The Leader In Construction Lien Solutions” reflects the a new direction in marketing for TRADITION SOFTWARE. With the launch of the TRADITION NOTICE SERVICES division in 2010, companies in US construction now have the option to use the leading do it yourself software solution for in-house construction lien management (PreLien2Lien) or have TRADITION NOTICE SERVICES, the leading document preparation service for construction lien management, prepares notices as an outside service.
