Recording a NC Claim of Lien on Real Property in Alamance County

A national insulation Subcontractor based in Minnesota asked our TRADITION LIEN SERVICE division to record a NORTH CAROLINA Claim of Lien on Real Property for non-payment on a work done on a commercial property along with an existing residence within Alamance County. According to Wikipedia, Alamance County, has been the site of significant historical events, textile manufacturing, and agriculture in North Carolina.

North Carolina is a state where construction liens are recorded with the Clerk of Courts in the county where construction related improvement occurred. Upgraded web sites, new Software Development Manager highlight January 2018 technical initiatives

With an 85% adoption rate of PreLien2Lien Online (www.PL2L.com) by customers at the end of 2017, TRADITION SOFTWARE is upgrading and consolidating in January 2018 it’s web hosting infrastructure from facilities in Denver, CO and Los Angeles, CA to a single facility near our suburban Chicago headquarters. Corporate marketing websites for TRADITION SOFTWARE (www.TraditionSoftware.com) and TRADITION LIEN SERVICE (www.TraditionLienService.com) have already been moved. PreLien2Lien Online (www.PL2L.com) will be moved the weekend of January 19-21. MyLienCenter (www.MyLienCenter.com) and MyLienWaiver (www.MyLienWaiver.com) will be moved at a later date to be determined.

TRADITION SOFTWARE has also hired a new interim Software Development Manager, Jim Boyd, along with two (2) additional software development professionals, to replace Miriam Liskin, who retired in early December after eleven (11) years working for the company. She was the chief technical architect of the PreLien2Lien software redesign in 2007. Miriam co-designed along with myself MyLienCenter in 2009, and PreLien2Lien Online in 2016. Her work had a far reaching positive effect for so many people, whether it was helping thousands of companies in getting paid, or in the resulting jobs, benefits and paychecks for employees of TRADITION SOFTWARE. On a personal level, Miriam helped me with programming homework for Computer Science classes I took for professional development. She even taught my son Randall and daughter Lauren how to geocache at a company party on a hot California summer day. For everyone she has helped through the years, we wish her the best.

Recording CALIFORNIA Mechanics Liens and Releases to increase by $75 in 2018

Legislators for the state of CALIFORNIA have enacted Senate Bill (SB) 2, Chapter 2.5 of the Statues of 2017 that will in effect increase by $75 the cost to record CALIFORNIA Mechanics Liens and Releases in all fifty-eight (58) counties in CALIFORNIA effective January 1, 2018. This is addition to the Real Estate Fraud Prosecution Trust Fund Fees that range from $3.00 – $10.00 in certain counties PLUS each counties respective recording fees that range from $9.00 – $28.00.

According to Jaime T. Pailma, Division Manager, Document Recording Division for Los Angeles County’s Registrar-Recorder/Clerk’s Office, “….the bill imposes a mandate on County Recorders to charge an additional $75 at the time of recording every real estate instrument, paper, or notice required or permitted by law to be recorded, except those expressly exempted from payment of recording fees, per each transaction per parcel of real property, not to exceed $225.”

The Nevada County Clerk Recorder-Registrar of Voters, Gregory J. Diaz, notes that a waiver of the $75 fee “….shall not be imposed on any real estate instrument, paper, or notice recorded in connection with a transfer subject to the imposition of a documentary transfer tax as defined in Section 11911 of the Revenue and Taxation Code or on any real estate instrument, paper, or notice recorded with a transfer of real property that is a residential dwelling to an owner-occupier.”

Recording a CA Mechanics Lien in Monterey County

TRADITION SOFTWARE revenue up 14% in 2016

TRADITION SOFTWARE, INC., the leading national provider of do it yourself (DIY) construction lien software and services since 2005, increased its overall annual revenues by 14% in 2016. PreLien2Lien software sales and leasing revenue grew by 19%, led by increased revenue from current customers of the Lien Service edition of PreLien2Lien. Major new PreLien2Lien customers included BENYON SPORTS SURFACES (Hunt Valley, MD), RFI COMMUNICATIONS SECURITY SYSTEMS (San Jose, CA) and ROCKY TOP MATERIALS (Knoxville, TX). A new leased software as a service (SaaS) solution, PreLien2Lien Online (www.PL2L.com), was introduced in January 2016 to customers. By year end ten (10) percent of the PreLien2Lien Annual Subscribers were early adopters and switched to the online version.

The TRADITION LIEN SERVICE division signed sixty-five (65) new service contracts in 2016, with revenue increasing by 14% over 2015. Major new customers included INTERIOR ELECTRIC (Henderson, NV, Orange, CA), OVERHEAD GARAGE DOOR (Fort Worth, TX) and QUALITY FIRST HOME IMPROVEMENT (Citrus Heights, CA). The revenue growth came in large part from increased construction lien recordings in fifteen (15) states. Liens and lien releases in California and Texas accounted for a major part of the construction lien revenue increase.

According to TRADITION SOFTWARE’s Founder and current President Craig Altman, early 2017 initiatives for TRADITION SOFTWARE include website redesigns and professional search engine optimization (SE0) for the current www.TraditionSoftware.com and www.TraditionLienService.com websites, which were originally designed in their current format back in 2012. Additionally, TRADITION SOFTWARE is soliciting outside venture capital investment to fuel the growth of PreLien2Lien Online (www.PL2L.com) while also adding national sales and marketing resources. Additionally, possible acquisitions are being explored of smaller regional lien services to merge into the TRADITION LIEN SERVICE division.

Recording a NY Mechanics Lien in Saratoga County

The county is bordered by the Hudson and Mohawk Rivers and bisected by the Adirondack Northway. Saratoga County has consistently been the fastest-growing county in Upstate New York according to Wikipedia.

The Saratoga County Clerk’s Office fees to record are as follows: Recording fee of $15, and Affidavit fee of $5. There is NO CHARGE to release a lien. Make checks payable to SARATOGA COUNTY CLERK and they will accept out-of-state business checks.

An important note is that the county does NOT return back the original lien copy after it records. You must include a conformed copy OR complete an online records application with the county. After one business day you will be emailed a logon and password that will enable you to print out and save a recorded lien or release.
