An Illinois based home improvement company asked our TRADITION LIEN SERVICE division to record an Illinois Claim of Lien for non-payment for labor and materials provided on a roofing and siding project in Rock Island, Il within Rock Island county. According to WIKIPEDIA Rock Island was named for Rock Island, an island in the Mississippi River now known as Arsenal Island.
Record an ILLINOIS Claim For Lien with the County Recorders office in the county where the project occurred within four (4) months after the completion of providing labor, rental equipment or materials for a project. A recorded copy should also be delivered in person or by certified mail to the Owner of the property along with any other legal parties related to the improvement of the property (Customer, General/Prime contractor, Lender/Surety).
The Rock Island County Recorder’s fees to record are as follows: $56 for 1st 4 pages and $1.00 additional per page starting with page 5 (document size 8-1/2″ x 11″). Make checks payable to ROCK ISLAND COUNTY RECORDER. Be sure to send a self-addressed stamped envelope.
Lien claimants must initiate a lawsuit to foreclose against the property that was liened within two (2) years of the last day providing labor, rental equipment, or materials for the project.
