On private Commercial projects General/Prime Contractors and Subcontractors must record a notarized ILLINOIS Claim For Lien with the County Recorders office in the county where the project occurred within four (4) months after the completion of providing labor, rental equipment or materials for a project. A recorded copy should also be delivered in person or by certified mail to the Owner of the property along with any other legal parties related to the improvement of the property (Customer, General/Prime contractor, Lender/Surety).

Lien claimants must initiate a lawsuit to foreclose against the property that was liened within two (2) years of the last day providing labor, rental equipment, or materials for the project.
