Notice Of Unpaid Balance And Right To Lien

NEW JERSEY Statutes Annotated § 2A:44A-20 mandate that before a Construction Lien Claim may be filed a Notice Of Unpaid Balance And Right To File Lien must be delivered (Certified Mail highly recommended) to the Owner within five (5) months after the completion of providing labor or materials at a property. Additional legal parties, including the Lender/Surety, should be delivered the Notice Of Unpaid Balance And Right To File Lien.

NEW JERSEY Statutes Annotated § 2A:44A-8 mandate that a notarized Construction Lien Claim can be recorded within ninety (90) days of last providing labor, services, equipment or materials at a project. It is recorded with the county clerk in the county where a project you provided labor, services, equipment or materials. You then have ten (10) days to furnish to the Owner a recorded copy of the Construction Lien Claim .

A Certificate Of Discharge Of Notice Of Unpaid Balance And Right To File Lien should be recorded by a Subcontractor promptly after a satisfactory payment or agreement is received for a previously recorded Notice Of Unpaid Balance And Right To File Lien. It is recorded with the county clerk in the county where a project you provided labor, services, equipment or materials.
