NEVADA Revised Statutes § 108-245 mandates that a Notice Of Right To Lien must be served to all legal parties on a Residential or Commercial project (Customer, Owner, General Contractor, Lender) within thirty-one (31) days after first furnishing construction related labor, professional services, materials, machinery, fixtures or tools to a jobsite.

Conditional Waiver And Release Upon Final Payment
A Conditional Waiver and Release Upon Final Payment is used when the lien claimant is required to execute a waiver and release in exchange for or to induce payment of a final billing and the lien claimant is not paid in exchange for the waiver and release or a single payee check or joint payee check is given in exchange for the waiver and release.

A Conditional Waiver and Release Upon Progress Payment is used where the lien claimant is required to execute a waiver and release in exchange for or to induce the payment of a progress billing and the lien claimant is not in fact paid in exchange for the waiver and release or a single payee check or joint payee check is given in exchange for the waiver and release.

Notice Of Intent To Lien
NEVADA Revised Statutes § 108-226 mandates that a Notice Of Intent To Lien must be served to all legal parties (Customer, Owner, General Contractor, Lender) on a Residential project fifteen (15) days prior to filing a Notice Of Lien with the County Recorders Office in the County where the project occurred.

Notice Of Lien
NEVADA Revised Statutes § 108-226 mandates that you must file a Notice Of Lien with the County Recorders Office in the County where the project occurred. The Notice of Lien must be filed forty (40) days after a Notice Of Completion is filed, or ninety (90) days after the completion of providing labor, rental equipment, or materials. It should also be delivered in person or by Certified Mail to the Owner of the property along with any other legal parties related to the improvement of the property (Customer, Lender, General Contractor).
