Notice Of Commencement
A Notice of Commencement announces is starting for the the improvement on a home building or remodeling project. This notice provides interested parties in the construction project with legal party information needed to follow the construction lien procedures properly. A copy of the Notice of Commencement should be posted at a conspicuous place at the job site.

Notice Of Lien Liability
NEBRASKA Revised Statutes § 52-135 mandates that a Notice Of Lien Liability be delivered by mail (certified mail) or personal delivery to the Owner and any other legal parties (General/Prime Contractors, Lender/Surety, Customer, Owner Agent) any time after a Subcontractor has entered into the contract with the General/Prime Contractor for the improvement of a residential property. The Notice Of Lien Liability gives notice of the right to assert a future lien to the contracting owner and furthermore to withhold funds from the General/Prime Contractor for payment of a future lien.

Construction Lien
NEBRASKA Revised Statutes § 52-147 mandates that a Construction Lien should be filed by both a General/Prime Contractor or Subcontractor within one hundred twenty (120) days after the completion of furnishing equipment, labor, materials or services for an improvement. It should be recorded with the Register Of Deeds office in the county where the improved property is located. The recorded lien should then be promptly mailed by certified mail or personally delivered to the improved property’s Owner, Agent or Trustee along with other legal parties for the project (General/Prime Contractor, Lender/Surety, Customer).
