Notice Of Intent To File A Lien
CONNECTICUT General Statutes § 49-35 mandate that Subcontractors must send a Notice Of Intent To File A Lien to the Owner and Genera/Prime Contractor no later than ninety (90) days after furnishing equipment, labor, materials or services for an improvement. It should be sent by personal delivery of certified mail prior to a Certificate of Lien being filed. A Notice Of Intent To File A Lien can be viewed as a Lien Warning or Intent to Lien when there is non-payment prior to filing a State of Lien.

Certificate Of Lien
CONNECTICUT General Statutes § 49-34 mandates that a Certificate Of Lien should be filed no later than ninety (90) days after furnishing equipment, labor, materials or services for an improvement. It should be recorded with the town clerk in the town where the improved property is located. Copies should be sent within thirty (30) days by Certified Mail to the other legal parties on the project (Customer, Owner, Prime/General Contractor, Lender).
