			<content:encoded><![CDATA[<p>CONNECTICUT construction liens are recorded in the specific Township, rather than by the County, that the construction related improvement is located at. Our TRADITION NOTICE SERVICES lien service division recently recorded a CONNECTICUT Certificate of Lien with the Township of Greenwich, CT where the fees totaled $58.00 for a two page construction lien. </p>
<p>Greenwich also requires the entire legal property description from the deed “Schedule A” to be included. Since Greenwich does not have deed records on the internet, they kindly faxed us a copy of the existing Schedule A by calling (203) 622-7897. Also, their turn-around-time is same day for recording, with 2-3 days thereafter for returning the original certificate, so there is no need for conformed copies.</p>

The ability to print an Conditional/Unconditional Waiver And Release Upon Final/Progress Payment has been added to MyLienCenter.com, the online customer website that is integrated with PreLien2Lien. Co-developed by Craig Altman and Miriam Liskin, users will be able to select their project information within MyLienCenter.com and print by state legally compliant waivers and releases for the followng four commmon notices:</p>

-Unconditional Waiver And Release Upon Progress Payment</p>
<p>Cost for PreLien2Lien:Lien Service &#8211; USA subscribers will be $400 per year. This cost will be in addition to the $600 per year cost to license the PreLien2Lien:Lien Service &#8211; USA edition and the $12 per year fee for a lien service&#8217;s customer to see their notices online in Adobe PDF format.</p>
<p>Our lien service customers have been asking for this feature for quite some time.  This new feature is the first step as part of a long range software development plan to offer a full featured online version of PreLien2Lien.</p>

			<content:encoded><![CDATA[<p>The State of California has passed some new laws regarding construction notices. Confusion exists as to the effective date of these new laws. Previous laws relating to verbiage on Mechanic’s Liens went into effect on 1/1/11, so there is a misunderstanding that the new laws went into effect on 1/1/12. They will not start until 7/1/12.</p>
<p>Most of the changes are minor and intended to standardize and simplify the California lien laws into a new subdivision–Civil Codes §§ 8100-8118. Additionally, Code §§ 8120-8138 requires new waiver and release forms to be created/used.</p>
<p>Since we are on top of this, PreLien2Lien will have a free upgrade available to annual subscribers with these changes in June 2012. </p>
<p>Future blog postings will address in detail the additional changes coming up.</p>

			<content:encoded><![CDATA[<p>Those unable to personally deliver Mechanic’s Liens to the <a href="http://www.lavote.net/" title="Los Angeles County Registrar - Recorder's Office">Los Angeles County Registrar-Recorder’s Office </a>may be surprised by the long turn-around-time. Currently, it takes 4-6 weeks from the time the Lien is received until it is recorded. Additionally, it takes another 4-6 weeks for them to mail the original paperwork back to you, and neither the Lien document nor the Indexing Information are available on the web.</p>
<p>On the bright side, a Conforming Copy of the original document can be sent to you within 2 weeks after recordation. Conforming Copies are non-certified copies on a lien that have all of the indexing information: Document number, date &#038; time of recording, etc.  There is no extra fee if you include an additional copy of the notice and an additional Self Addressed Stamped Envelope. Be sure to indicate that you are requesting a Conforming Copy.</p>

<p>Current customers EAST TEXAS REFRIGERATION and LEHIGH-HANSON gave us external reminders recently about the upcoming change. While we are always working hard to proactively be informed about pending law changes, I always appreciate that our customers expect our software solution to work reliably and be legal so that they can count on it when needed.</p>
<p>The new PreLien2Lien V. 16.01.01, to be released on Friday, December 30th, will have these notices in the software. Word document versions for $12.95 each were uploaded to our online store today.</p>
<p>Use of a Notary for these Waivers is highly suggested. Additionally, use of added language, through dates, special instructions, invoice numbers and other added text is strongly discouraged, as any variation in text will deviate from the statuatory language. While you might not have a problem 99% of the time, the time your added language gets challenged in a lawsuit could make you learn a very difficult lesson. Our opinion is always to keep a document as clean, brief and statuatory as possible. Don&#8217;t give someone an opening to challenge you.</p>

<p>Our former space in Roseville was an excellent home for four years. But we felt that with the growth of our TRADITION NOTICE SERVICES division, we needed a new location that would give us the flexibility to allow those employees to work together as a self contained team. The PreLien2Lien and TraditionInk.com sales and support employees will continue to work within the HQ office.</p>
<p>Additionally, we wanted to be a leader here in Placer County for upstart new companies, so we have formed the SIERRA TECHNOLOGY INCUBATOR. All divisions under TRADITION SOFTWARE will be members of the newly formed SIERRA TECHNOLOGY INCUBATOR. Prospective entrepreneurs will have free access onsite to the conference room and startup experience that I have accumulated over my twenty five (25) year career, mostly with startups.</p>
